Challenge

Deliver 10 stories of mixed-use high-end apartment / condominiums above two stories of parking in an urban setting.
· Building is unsymmetrical and irregular in shape, limiting the opportunity for traditional shear walls.
· Design flexibility of the units was imperative – as the developer had varying and specific requirements.
· Price and schedule could not be compromised.

Our Solution

With our proprietary framing technology1 and tested products, we delivered the unique requirements of this building.
· Our building system achieved a more favorable building code classification – reclassified as Type IIA instead of a Type 1B.
· General Stability package minimized story drift and helped achieve the challenging engineering requirements for the shear-walls.
· Key in meeting the developer’s schedule, with our systems-oriented approach, the sub-trades began their work only one floor behind our framing crews.
· Provided exterior sheathing as backing board on panels manufactured at our facility, using a thin brick exterior finish as an effective alternative to the traditional face brick and scaffolding savings advantage to the developer.
